As a buyer, the thought of committing yourself to such a large purchase as the cost of a home can sometimes be daunting. The good news? The seller pays our commission. Even if you decide not to use a buyer’s agent, the commission was already agreed upon between the seller and his/her agent at the time of the listing; and will be due whether or not there is a buyer’s agent. Who wins in that scenario? Only the listing agent & brokerage who are under no obligation to reduce the previously agreed commission; and in fact will now face the increased burden in keeping the transaction on track as there is no other agent to share it with.

Prelistings are marketed within our brokerage and on the multiple social media sites on which we maintain a presence so we get a peek at what’s coming on the market.
